PROJECT DESCRIPTION
The 600 N. Frederick Ave. project is the creation of two shopping center pad sites at the confluence of the heavily trafficked SR 355 (N. Frederick Ave.), and SR 124 (Montgomery Village Ave.), in Gaithersburg, MD. The original development was occupied by Montgomery Wards. Today, it is occupied by Toys-R-Us and Burlington Coat Factory, and sits in the shadow of the Lake Forest Mall. The pad sites enjoy the synergy created by these current box tenants, as well as the adjacent Sam’s club (currently under going building renovation and parking improvements), 1,000 hotel rooms in the immediate area, proximity to the major I-270 interchange exit 11 at Montgomery Village Ave., and over 33,000 daytime employees in a 5 minute drive time. Lastly, these pads will accommodate freestanding restaurant and retail buildings of up to 11,000 sq. ft.
